Terms and conditions
1. Payment
To secure a booking, a non-refundable deposit of one third of the total rental must be paid directly to Loch Ness Cottages within 3 working days. In the case of on-line bookings, the owner will contact you by e-mail to arrange payment of deposit and the on-line booking fee will be deducted from the final balance. Payment can be made by cheque or bank transfer. The customer is responsible for all bank charges which may be incurred with overseas transfers.
The balance is due no later than 6 weeks prior to the arrival date. For bookings made within 6 weeks of the arrival date, the total rental fee is payable within 3 working days of booking.
2. Cancellation
Booking constitutes an agreement whereby the Customer is liable for payment of the holiday in full unless he chooses to cancel.
All cancellations must be made at least 6 weeks in advance initially by telephone and then put in writing either by letter or e-mail. Non-payment of the balance due six weeks before the arrival date shall be construed as a cancellation of the contract by the Customer. Every effort will be made to re-let the cancelled holiday but, failing this, the entire rental fee will be payable. Should the cottage be re-let then the tariff will be refunded less an administration fee of £50 and any discount which may have to be offered in order to secure a last minute booking. Loch Ness Cottages strongly recommends clients should take out their own Holiday Insurance policy.
3. Good Housekeeping Deposit
Loch Ness Cottages does not take a Good Housekeeping deposit as standard practice but reserves the right to do so should it be deemed necessary.
4. Care of the Property
The Customer is responsible for leaving the cottage in a tidy condition and all furniture and fittings in the same state of repair as upon arrival. Therefore the customer will be liable for any damage incurred during their stay and required to pay for any repairs or replacements. Any damage or breakage must be reported before departure and any significant damage as soon as it has occurred so that sufficient time is allowed for organizing of repair in time for next guest.
5. Children
Children are welcome in our 2 bedroom cottages – Burnside & Braeside. However, Lochview, Ness-side & Woodside Cottages are strictly couple’s only cottages. Guests must accept responsibility for the safety of their children at all times whilst in the grounds of Loch Ness Cottages.

6. Dogs
Pets are allowed by prior agreement only and a charge of £25 per pet per week applies. Generally a maximum of one pet is allowed in a cottage though this may sometimes be relaxed so it is advisable to discuss directly with Loch Ness Cottages. Guests must bring their own dog bedding. Dogs are not allowed into bedrooms or onto any furniture and must not be left unattended in the cottage at any time. Guests who bring pets must take full responsibility for their pet at all times and must pick up all fouling. Loch Ness Cottages reserves the right to refuse entry to the entire party if a pet is brought without the advance agreement of Loch Ness Cottages.

7. Number of Persons in the Property
The number of persons occupying the property must not exceed the maximum number each cottage sleeps as detailed on the website. Children would be included in the total number. Loch Ness Cottages reserves the right to refuse entry to the entire party if this condition is not observed.
